Position Summary
As our B2B Business Development Representative, you’ll be the front line of J&A / Modulex’s growth strategy. This is a hunter role focused on generating new business opportunities, identifying and nurturing long-term partnerships, and educating clients on the value of integrated signage and wayfinding solutions.
You’ll work closely with leadership and project teams to position J&A / Modulex as the go-to signage and branding partner for architects, developers, GCs, real estate firms, and corporate facility managers. This is a consultative role, not a commodity sale. You’ll be expected to speak the language of design, development, and construction with authority and impact.
This position offers a career path into regional sales management or strategic partnerships for top performers.
Prospecting & Lead Generation
Research and identify potential clients in target sectors (architecture, development, commercial construction, healthcare, education, hospitality, government)
Proactively reach out to prospects via cold calls, email campaigns, LinkedIn outreach, and networking
Qualify leads based on budget, timeline, scope, and decision-making authority
Maintain an active pipeline of 30-40 qualified leads/month
Client Engagement & Consultation
Discovery meetings to understand client needs, budgets, timelines, and architectural requirements
Deliver compelling presentations and proposal walkthroughs with support from the design and PM teams
Articulate our unique value proposition with clarity, from design to permitting to installation
Serve as a trusted advisor during early project phases
Proposal Support & Sales Strategy
Work with estimators, project managers, and designers to develop strategic proposals
Negotiate terms and close contracts aligned with profit targets
Track and report on opportunity status, challenges, and forecast data in the CRM
Attend industry events, tradeshows, and networking mixers to strengthen brand visibility
Collaboration & Internal Alignment
Coordinate with the Project Management Office to transition closed deals smoothly
Relay market feedback to leadership for pricing, product development, and positioning
Contribute to the development of marketing campaigns and sales collateral
What Success Looks Like (KPIs)
Monthly outreach: 80+ prospecting calls/emails
Qualified leads generated: 8-12 per month
Client meetings conducted: Minimum 6 per month
Proposal submissions: 3-5 per month
Closed-won revenue: $50K–$150K per quarter, scaling with tenure
Client retention post-project: 85%+ after 12 months
Education
Bachelor’s degree in Business Administration, Marketing, Architecture, Construction Management.
Minimum 3 years of B2B sales experience, preferably in one of the following industries:
Architectural products or services
Commercial construction
Signage or environmental graphic design
Facility services or commercial real estate
Proven track record of success in consultative selling and lead generation
Experience working with architects, general contractors, or developers is strongly preferred
Skills & Competencies
Self-driven and entrepreneurial; thrives without micro-management
High emotional intelligence and strong verbal/written communication skills
Familiarity with CRM systems (e.g., HubSpot, Salesforce)
Comfortable reviewing architectural drawings or permit documents (training provided)
Strong presentation skills and the ability to speak confidently about design and materials
Team player with the ability to align with project delivery and design teams
